Urban-Style One-Story House Plan with One-Car Garage - 1208 Sq Ft

This two-story, contemporary house plan features an ecological twist with its second-level green roof and wall that really makes it stand out. The abundant windows overlooking the surroundings and the noble materials used for the finishing further enhance the house’s natural environment and modern appeal.

Plan Details

The home is 39′ 6″ wide by 38′ deep, and provides 1,988 square feet of living space, in addition to a 375-square foot workshop (or space for an urban farm).

  • The ground floor offers a 994-square foot living area and features an entrance hall, a powder room, and an open area that includes a living room, dining area, and a kitchen with an island and a large pantry.
  • The staircase leading up to the second floor is located in front of a panoramic window.
  • The upper floor features a bathroom with a freestanding bathtub and a glass shower, an office area, and three bedrooms. The master bedroom includes a spacious walk-in closet and overlooks a terrace.

What's Included

Please note this plan is designed to the National Building Code of Canada.  
  • Exterior Elevations – Four detailed exterior elevations views showing the final appearance of each side of the house.
  • Foundation Plans – Different isometric views with dimensions as well as relevant information to build the foundation.
  • Floor Plans – A drawing of each floor of the house. They are fully dimensioned showing the size of rooms and the location and size of windows, doors and staircases.
  • Cross-Section View – Vertical section of the house showing the structure, insulation, typical wall configuration as well as other details
  • The plans include the 4 elevations views, foundation plans, floor plans, cross section, staircase section, materials specifications and various construction details which aid in the house’s construction.
  • The plan views, cross sections and front elevations are drawn to the scale of 1/4″ = 1′-0″; the side and rear elevations are 1/8″ = 1′-0″ and some details are 1/2″ = 1′-0″.
  • Lintel, beam, post, footing sizes, etc. are calculated (may require local architect/ engineer stamp) and the plans are available in metric.
